<p>The Rapid City Real Estate Market continues to roll right along, with some interesting twists and turns in the mix.</p>
<p>&nbsp;</p>
<p>With the unusually warm spring Rapid City weather (rain is REALLY needed, though), the buyers came out and decided it was time to get off the fence and start buying.  It has been a bangarang of a year already.  (I hope I spelled that right, the spell check gave no suggestions to correct&#8230;</p>
<p>&nbsp;</p>
<p>Here is the rundown:</p>
<p>&nbsp;</p>
<p>1. <strong>Single Family Homes</strong>.  STILL NEED STUFF TO SELL!  Especially in the $130,000 to $150,000 range.  We are <strong>down 97 units</strong> from last year, but yet <em>still</em> sold 200 in the month of March (same as last year).  Sellers are getting a bit more of their control back with multiple offers and quick sales becoming a bit more common.  The average time it took homes to sell this March is down 6% from last year.</p>
<p><span style="text-decoration: underline;">translation:</span> (sellers) If you are interested in selling, now <strong><em>may</em></strong> be a good time for you to sell!  (depending on your personal situation)    (buyers)  If you see the home you really like, <strong>jump on it</strong>.  Be sure to have your pre-approval and homework done <span style="text-decoration: underline;">before you go looking</span> so you are ready to go!</p>
<p>&nbsp;</p>
<p>2. <strong>New construction</strong>.  Ever see the original &#8220;King and I&#8221; with Yul Brenner?  &#8221;Is a Puzzlement!&#8221;   We are short of new construction listings (one builder can&#8217;t get them past the framing stage before they are sold!) with more sales versus last year&#8230;.but the days on market is longer and the average sold price is way down.  My thought form here is we are getting back to listing new construction homes before they are sold (&#8220;spec homes&#8221;) and the builders are building less expensive homes.  Hence&#8230;</p>
<p><span style="text-decoration: underline;">translation:</span> <strong>Looking to buy new in Rapid City?</strong> There may not be a whole lot of spec homes going up, but as more builders get back into it, we may see more availabilities.  Hopefully we won&#8217;t see a huge overbuild like back in 2006&#8230;plenty of residential lots are available if you find a builder able to build for you.</p>

			<content:encoded><![CDATA[<p>How did the Rapid City Real Estate Market handle in February of 2012?</p>
<p>Did the &#8220;wait to put your home on the market till Spring&#8221; adage come into play?  Did sales continue to pop with the nice weather?  Here&#8217;s where the rubber meets the road.</p>
<p>&nbsp;</p>
<p>1. <strong>Sellers are still getting their price.</strong> Average sale prices of single family homes are up $14,000 and some from February of last year.  That&#8217;s 8.4%.  That being said, the average sale price has actually gone done approx. $10,000 since last month.  Could be that last month there were some high priced sales that threw the stats off some, but my take on it is that the homes left in inventory needed some more repairs than normal thus affecting the sales price.</p>
<p>&nbsp;</p>
<p>2.  <strong>Asking prices remain steady.</strong> The average asking price for single family homes has remained almost the same as last month, but is up 7.6% or approx. $19,000 from this time last year.</p>
<p>&nbsp;</p>
<p>3.  <strong>Listing numbers are improving.</strong> Whether it&#8217;s the warm weather or the word is out, our listing numbers have increased from last month and are about the same as last year.  The warm weather is bringing buyers out sooner than normal and our &#8220;spring&#8221; season has already started.  If you were planning on waiting until spring to sell, you should get your home listed <span style="text-decoration: underline;">NOW</span>!</p>
<p>&nbsp;</p>
<p>4.  <strong>New construction is steadily coming back around</strong> with more listings than we had in January.  Active and sales prices are consist with last month&#8217;s and last year&#8217;s, but they are taking longer to sell.  One builder that is building near Ellsworth Air Force Base is selling new construction faster than they can get it built!  We are actually needing more new construction&#8230;as long as it doesn&#8217;t go crazy like 4 years ago.</p>

<p style="text-align: left;">Spring temps have been awesome these past few weeks.  But we definitely need that Spring snow dump or lots of rain.  Fire danger has been extreme &#8211; there have been multiple fires that have threatened some homes in Rapid City.  It even got close to my golf course!!</p>

<p style="text-align: left;">But when you can BBQ in March in South Dakota and be outside running around in shorts and Tshirts, no one is complaining too bad.</p>

<p>How did real estate hold up in Rapid City, SD in what is typically the coldest month of the year (or at least it seems that way to me&#8230;)?  Unseasonably warm weather I think was a huge component to this month&#8217;s real estate stats, as buyers were able to get out there and look around without parkas, snowsuits and/or snowplows.</p>
<p>&nbsp;</p>
<p>Here are the basics (the things I feel are most news-worthy):</p>
<p>&nbsp;</p>
<p>1.  <strong>We need more listings.</strong> Overall, we are down 171 homes (that would be a decrease of really close to 20%) at the end of January that were available to buy.  Typically there is a lull right around Christmas and winter time as sellers &#8220;wait until Spring&#8221; to list their homes.  But this is a bit ridiculous.</p>
<p>Sales meeting on Tuesday was:  &#8221;I have a buyer and we&#8217;ve looked at what&#8217;s there and can&#8217;t find what we want.  Let me know if you have something coming!&#8221;</p>
<p><span style="text-decoration: underline;">Point for the day:</span> If you are thinking of selling your home (hey -with interest rates down, move UP to a bigger/nicer home and increase your wealth!) &#8211; especially in the $130,000 to $200,000 sweet spot, talk to your realtor and get it listed!  Just make sure it gets <a title="Price your home right for the best sale possible!" href="http://www.rapidcityhomes.net/sellers-2/dangers-of-overpricing/" target="_blank">priced RIGHT</a>!</p>
<p>&nbsp;</p>
<p>2. <strong>Even with limited inventory, sellers are getting their price.</strong> Average sale prices of single family homes are up $41,000 and change from January last year.  That&#8217;s 27%!</p>
<p>Doesn&#8217;t necessarily make it a seller&#8217;s market yet, but I&#8217;ve heard numerous stories about double offer situations and buyers losing out on the home they want.</p>
<p><span style="text-decoration: underline;">Point for the day#2</span>: If you find the home you want to buy, don&#8217;t wait too long!  (at the risk of sound too-realtory)  Jump on it!</p>
<p>&nbsp;</p>
<p>3. <strong>New construction continues to find its way.</strong> A few years ago, there was new construction (spec) homes all over the place.  Now &#8211; not so much.  But there are plenty of great builders that would love to help you build your Rapid City dream home.  You&#8217;ll just need to get them a contract first!</p>
